Building Management System (BMS)

A Building Management System enhances comfort, efficiency and control by integrating key building services, such as heating, cooling and ventilation into a single management platform. A BMS continuously monitors building conditions and automatically adjusts systems to maintain optimal indoor environments, improving occupant comfort while reducing energy waste. It also provides real‑time insights into system performance, helping facilities teams identify issues early and maintain a comfortable, well‑managed space.

Energy Management System (BMS)

An Energy Management System focuses on monitoring and analysing a building’s energy use. By collecting detailed data on electricity, heating, cooling and equipment performance, an EMS helps building operators to understand where energy is being consumed. This information can be used to identify where savings can be made. Like a BMS an EMS can also be used to improved comfort by ensuring systems operate efficiently and consistently. An EMS can be used to identify poorly performing equipment. An EMS also supports sustainability goals by identifying opportunities to reduce consumption and carbon emissions, while providing clear reporting to track progress over time.

How can TEA help?

Our team provides a comprehensive assessment of your building to determine the most effective combination of Building Management Systems and/or Energy Management Systems based on your operational needs, building size and energy efficiency goals. We begin by reviewing your existing mechanical, electrical and control infrastructure, identifying inefficiencies, gaps in performance and opportunities for optimisation.

From there, we recommend the most suitable solution to improve comfort, reduce energy consumption and enhance building performance. For some buildings, a modern BMS may provide all the required functionality, while others may benefit from an added EMS. We also support integration with existing equipment such as your current HVAC, lighting, metering and plant equipment.

Before installation, we provide detailed projections of potential cost savings, carbon reduction and operational improvements, giving you a clear understanding of the expected return on investment. Our goal is to help you create a smarter, more efficient and sustainable building that delivers long-term performance and resilience.

What is the main difference between BMS and EMS?

A BMS manages and monitors building services, an EMS focuses on analysing and optimising energy use. An EMS is commonly used to monitor consumption across multiple buildings. They complement each other but serve distinct functions.

Can these systems be added to an existing building?

Yes. Most modern systems can be retrofitted to existing buildings. Integration may involve upgrading sensors, meters or control panels, but full replacement is rarely required.

Will these systems reduce my energy costs?

Yes. By improving control, reducing waste and optimising equipment operation, these systems can significantly reduce energy consumption. EMS platforms also identify additional savings opportunities through detailed analytics.

Do these systems improve comfort for building occupants?

Absolutely. Automated control ensures stable temperatures, better air quality and consistent lighting conditions. This leads to improved comfort, productivity and overall wellbeing.

What ongoing support is required?

These systems benefit from periodic optimisation, software updates and performance reviews. We offer ongoing support to ensure your building continues to operate efficiently and reliably.

Are there any lower-interest loans available to me?

There may be green finance and energy-efficiency funding options available through banks and other finance providers for organisations investing in energy efficiency and building improvements.

TEA can help develop the technical and financial case for your project and identify potential funding and financing options.

Are there any grants or supports available to me?

SEAI Building Management System (BMS) Grant

Grants of up to €30,000 are available. The exact grant value is based on the complexity (no. of monitoring and control points) of your planned system. This grant is open to all businesses, agricultural sector, public sector, community groups and charities seeking to reduce their carbon footprint and save money.

SEAI Building Management System (BMS) Optimisation Grant

This grant is for organisations with an existing Building Management System (BMS). It enables businesses to source a BMS specialist who can audit their existing system. The specialist will identify potential savings, existing faults and potential future upgrades. Grants of €2,000 are available towards this audit and optimisation exercise. The grant should typically cover the majority of the associated costs.

SEAI Technical Assistance Grant for Business

Grants of up to €25,000 are available. The grant can cover up to 50% of the costs of a consultant engineer's report. The exact grant amount is based on the selection you make under the three categories and your building area.

  • Renewable Heat
  • Energy Efficiency
  • Building Management System (BMS) Controls

This grant is open to all businesses, agricultural sector, public sector, community groups and charities seeking expert advice on how to decarbonise their building.
